Hili Properties Expands Its Presence in Romania
Two years ago, Hili Properties acquired a 75% stake in the company responsible for the construction of the Miro office building. This marks Hili Properties’ second office acquisition in Romania. At that time, the company also initiated a plan to secure the remaining 25% ownership within a two-year timeframe.
Transaction Value and Portfolio Growth
The transaction for the 75% stake was valued at 60 million euros, which subsequently increased Hili Properties’ portfolio value to 234.2 million euros. “Completing the acquisition of the MIRO office building is a significant milestone in our growth strategy. This achievement aligns with our long-term objective to enhance and diversify our portfolio while delivering value to our shareholders,” stated Pier Luca Demajo, the president of Hili Properties.
Tenant Mix and Building Features
The Miro building houses a variety of tenants, including KPMG Romania, Rovere, COS, Masia, Biocodex, Speedwell, Neoclinique, Stradale, Jura, HiSky, and Doctor Skin.
Offering 23,000 square meters of office space spread across five floors, the building also features a 1,700 square meter outdoor relaxation area. Strategically located on DN1 in the Băneasa area of Bucharest, it provides quick access to the northern part of the city, the downtown area, and the airport.
Previous Acquisitions and Current Holdings
In addition to the Miro building, Hili Properties owns the ART Business Center in Bucharest, which was purchased in 2017 for 30 million euros. This center is currently home to the largest Regina Maria hospital and five McDonald’s drive-thru restaurants.

Hili Properties plc manages commercial real estate across Estonia, Latvia, Lithuania, Malta, and Romania, with a diverse portfolio that includes offices, shopping centers, healthcare facilities, an industrial factory, and properties housing McDonald’s restaurants. The current value of the portfolio stands at 229 million euros.
